LONDON FIRE SAFETY

How Often Do I Need a Fire Risk Assessment?

Regular review and significant changes matter more than a generic expiry date.

There is no universal annual expiry

The Fire Safety Order requires regular review, particularly if there is reason to suspect the assessment is no longer valid or a significant relevant change has occurred. It does not set one fixed review interval for every building.

The review interval should reflect risk, the premises and assessor advice. An annual review can be good practice for smaller, simpler premises, but should not be presented as a universal statutory renewal rule.

Changes that should prompt review

  • Altered layout, escape routes or building use.
  • Changes to occupancy or people needing assistance.
  • New processes, equipment or storage arrangements.
  • A fire, significant incident or evidence of failing precautions.
  • New information about the building or identified defects.

A review may lead to a revised record, further investigation or a new assessment depending on the changes.

Keep the evidence usable

Retain the assessment, review records and action status. Make sure the information is available to the people managing fire safety. Read GOV.UK guidance for dutyholders and explain the reason for review when requesting a quotation.
