Describe the property accurately
Provide the address, bedrooms, floors, occupancy and shared facilities. Explain any loft, basement or internal alterations and whether a commercial unit shares the building. Send relevant licence conditions or authority requests.
Do not treat a bedroom-based price as proof that the proposed scope is suitable. Layout and escape arrangements can change the work needed.
Prepare records and access
Gather the previous FRA, alarm and emergency lighting records, fire door information and maintenance records. Arrange access to the areas included in the proposed scope without assuming occupied rooms are automatically available.
Use the findings to assign and track actions. The FRA does not replace an HMO licence, gas safety record or electrical inspection.
Know the ongoing duty
Review risk when use, layout or occupancy changes. Read GOV.UK fire safety responsibilities and our HMO FRA page. For separate property checks, visit London Landlords Certificates.
