Bedroom count is only the starting point

An HMO quotation needs more than the number of bedrooms. Tell us about the storeys, layout, shared kitchens, escape routes, occupancy and any basement or loft conversion. Include the licensing status and any conditions or requests from the local authority.

Sleeping occupants may discover a fire later than people in a workplace. Shared facilities and differences in occupants’ familiarity with the building make management and communication important.

What needs attention

The agreed scope may consider escape routes, doors, warning arrangements, emergency lighting, ignition sources and housekeeping in the relevant areas. Make existing assessments, testing records and relevant licence documentation available.

The FRA does not replace an HMO licence, electrical report, gas safety check or specialist fire alarm test. Keep each record and its actions separately.

Managing the property after the report

Assign actions, maintain appropriate precautions and communicate relevant instructions to occupants. Changes to the layout, occupancy or use can require a review. Visit HMO and residential lettings guidance for questions to prepare before enquiring.
