The four scopes
- Type 1: common parts, non-destructive inspection.
- Type 2: common parts, including destructive investigation.
- Type 3: common parts and dwellings, non-destructive inspection.
- Type 4: common parts and dwellings, including destructive investigation.
Non-destructive does not mean that relevant flat entrance doors can be disregarded. The detailed scope and sampling should be agreed for the building.
Which type is appropriate?
The answer depends on the premises, existing information and concerns about construction or protection. Type 4 is not automatically needed for every block. Further investigation may be recommended where a non-destructive inspection cannot resolve an important concern.
Access to dwellings, resident permissions, opening-up, specialist contractors and making good need planning and separate agreement.
Current housing guidance
BS 9792:2025 is the housing assessment code of practice, replacing withdrawn PAS 79-2. See BSI’s housing guidance and our blocks of flats enquiry page. An external wall appraisal is not automatically included in these inspection scopes.
