Risks to discuss when scoping the assessment

Sleeping occupants, shared kitchens and changing tenancies make communication and maintenance important. The assessment scope needs to reflect the actual arrangement of the property and any common areas.

  • Shared stairs, corridors and final exits.
  • Room doors and changes to layout.
  • Fire warning arrangements and maintenance records.
  • Licensing conditions and occupant information.

Information to send with your enquiry

Send the bedroom count, storeys, occupancy, licensing information and previous assessment. Identify conversions or mixed commercial and residential use. An FRA does not replace a licence or other mandatory property checks. Read the HMO assessment page for further scope questions.

From report to managed actions

Agree the inspection scope, provider, access, fee and report timing before booking. When findings are received, allocate actions and retain evidence of work completed. Technical testing and remedial services are separately scoped; keep the assessment under review as the premises and activities change.
